Terms of use

Cheia is an independent property-listing project managed by Roman Basinschi. cheia.md presents property listings in Chisinau and tools for comparing prices. Read this information before using contact forms or listing information.

Listings and contact. Listing information comes from its authors. Contact forms forward the information you enter to the listing contact; the site does not negotiate on your behalf.

Check before deciding. Prices, availability, descriptions and photos can change. Confirm details directly and have your chosen professionals check documents before making a payment or commitment.

Owner publishing. Signed-in owners can create and manage their listings. Publishing requires a verified email, a contact phone number and valid property information and photos. Only publish content you have the right to share. Optional paperwork support is in preparation; its planned fee (1.5%, minimum 16,000 MDL) does not apply to self-service publishing.

Responsible use. Use contact forms for genuine interest in a property. Do not send spam, another person’s details without permission, misleading content, or requests intended to bypass site protections.

Indicative prices. Statistics and estimates use asking prices from listings, not confirmed transaction prices. They are not professional valuations or guarantees of a selling price.

Personal information. The Privacy page explains form data, abuse prevention and history saved in your browser.

Transaction preparation. The private workspace organises information you supply and generates preparation drafts, a document checklist and questions for your notary. It is separate from any future assisted paperwork service. Listing information, user-entered names and checklist marks are not verification of identity, title, authority, consent, payment or legal completeness. Review and correct the drafts with your chosen notary or other qualified professional before relying on them. Cheia does not provide individual legal advice, act as your notary, register rights, hold funds or approve a transaction.

Documents and signatures. Generated files are preparation materials, not authenticated sale contracts, official extracts or proof of transfer. You choose whether and with whom to share a downloaded file. Cheia does not automatically send cases to counterparties, a notary, MSign or another signing service. Using a signature service does not replace legally required notarization or registration. The availability of remote notarization must be confirmed with your notary. External providers have their own conditions and possible fees; no paid signature integration is included.

Help from cheia. Help conversations are free and informational: a cheia coordinator explains the process. Outside coordinator hours, when cheia’s AI assistant is switched on, the assistant answers first and its replies are labelled as AI. Neither gives legal or tax advice, represents you or the other party, negotiates, checks documents or title, or asks for or handles money. A person from cheia follows up on every conversation within 1 day.
