Start with the exact reference
Ask the owner for the full cadastral number of the property being offered. Keep the dots and leading zeros. Separately note the address, apartment number and map location: they help reveal inconsistencies but do not replace the identifier.
On Cheia, an owner-provided number appears in the listing’s additional information. It is labelled as supplied by the owner; it does not mean ownership has been verified.
Distinguish land, building and apartment
Open the listing’s cadastral check. Cheia can look up the land parcel at the map position and flag a mismatch with the declared reference. A misplaced pin can identify a neighbouring plot. A parcel-level match does not confirm the building or apartment.
Use the official e-Cadastru portal for a detailed search. The map is informational. If the service is unavailable or no parcel is found, ask the owner to clarify and follow the official link.
Resolve discrepancies before proceeding
Keep a short record of the declared reference, returned reference, address and differences. Ask for an explanation of each mismatch. Do not publish document copies, personal names or other details from documents in a listing description.
For a transaction, discuss current documents and required checks with your notary. Listing information and a map do not replace document verification.
