Compare two offers
Enter each apartment’s price and area. Your inputs stay in your browser.
Put the offers on the same basis
Divide the asking price in euros by the area in square metres. Use the same area definition: ask whether balconies, terraces or other spaces are included. Use one currency and compare sale prices with sale prices, not monthly rent.
Hypothetical example: €90,000 for 60 m² is €1,500/m²; €112,000 for 80 m² is €1,400/m². The first apartment costs less overall but about 7.1% more per square metre. These are example inputs, not observed market prices.
Compare what the price includes
Record the neighbourhood and street, building condition, floor and lift access, renovation, heating, parking and included items. Compare properties with similar circumstances. A lower price per square metre alone does not establish a better deal.
Budget renovation and other expenses separately using your actual quotes. Do not hide them inside a seemingly comparable price per square metre.
An asking price is not a sale price
The calculator compares your inputs. It does not estimate the eventual sale price, a mortgage valuation or notary costs. The percentage difference uses the second property as its baseline.
Cheia statistics, when a publishable sample exists, use listing asking prices. Check the sample size and calculation date. When data is insufficient, we do not show an invented median.
